Why Asbestos Testing Is Necessary Prior To Demolition Or Remodeling?

SCAQMD Rule 1403 (PDF), governs asbestos related activity such as demolition, renovation, and abatement. “The purpose of this rule is to specify work practice requirements to limit asbestos emissions from buildings during demolition and renovation activities.”

Why Test For Lead Paint?

Per the EPA RRP rule, most renovations on residential structures built before 1978 must be done by an RRP certified contractor using lead safe work practices. This could increase the cost of almost every job by hundreds to thousands of dollars.

Lead paint testing can prove paint is negative, nullify the RRP rule, & save the owner & contractor money

Asbestos

Asbestos has been widely used in a variety of products and materials, especially in construction. Common applications include insulation, fire retardants, shingles, tiles, drywall, plaster, and popcorn ceilings.

Chronic exposure to asbestos can elevate the risk of lung cancer, mesothelioma, and other nonmalignant lung and pleural disorders.

Before undertaking renovation or demolition activities, it’s mandatory to have an Asbestos Survey Report. Failing to possess this report can lead to complications with SCAQMD regulations, potentially invoking Procedure 5. This oversight can result in significant costs and delays.

Avoid disturbing any materials suspected of containing asbestos until you have a survey report. Such materials include**:

– Walls (joint compound, tape, and dry walls)
– Ducts, boilers, cement pipes, or insulation
– Textured surfaces
– Popcorn ceilings
– Roofing shingles
– Ceiling tiles
– Vinyl flooring
– Gaskets

Our California Certified Asbestos Consultants are dedicated to delivering top-notch fieldwork from start to finish. We initiate a project by meticulously evaluating all its facets to ensure cost-efficiency and timeliness. Before sampling suspected asbestos materials, our consultants conduct a thorough inspection of the concerned building or area. Once samples are collected, they’re sent to the laboratory for testing. The resulting reports, which are reviewed by our field services manager and then shared with the client, provide recommendations for the safe handling of any detected asbestos-containing materials.
